The rules set out below should be reviewed in conjunction with your Licence Agreement. By paying your annual site fees, you automatically accept and agree to abide by these park rules. Please be aware that a breach of these rules constitutes a breach of your Licence Agreement and may result in the termination of the Licence Agreement.

Payment of Fees: Payment of the pitch fee constitutes acceptance of the park rules.

Holiday and Recreational Use Only: Your holiday home is intended for short breaks and holidays, not as your primary residence. Using it as your main residence would be a serious breach of the park’s planning and site licence.

Proof of Permanent Residence: You will need to provide proof of a genuine permanent home address elsewhere, both initially and at intervals in the future. Simply having a ‘paper’ address is insufficient; you must genuinely reside there. Customers should also be registered to vote at their primary residence.

Post and Deliveries: As the park is not your permanent residential address, letters and post should not be delivered to the park and will be returned to sender. This also includes deliveries unless authorised by the office in advance. 

Courtesy and Respect: Please act in a polite and considerate manner towards park staff, fellow owners, and anyone else visiting, using, or working on the caravan park. 

Insurance: You are required to insure your caravan at your own expense, including coverage for standard property damage, loss, and public liability, with a minimum coverage of £5 million. Your annual insurance renewal must be submitted to the office within 14 days of the new policy start date.

Pitch Decoration: Pitches must be in keeping with the rural surroundings, therefore artificial plants and lighting such as fairy lights, solar lighting and security lighting should be kept to a minimum and considerate of neighbouring holiday homes.

Caravan Maintenance: Keep your caravan in good visual and structural condition, ensuring it remains safe and habitable. This includes maintaining all installations and appliances and undertaking and or commissioning all relevant and periodic safety checks. Although we do have a park maintenance team, we will endeavour to assist where possible but any help and support which exceeds 15 minutes, can be chargeable. You will be informed before any charges are applied.

Pitch Cleanliness: Maintain a clean, tidy, and clutter-free area around your holiday home. This includes weeding, strimming, and ensuring gravel cleanliness. Failure to do so may result in the park carrying out pitch maintenance and a charge added to your account, but you will be notified and given the opportunity to address any issues first. If you are unable to attend to pitch tidying or van washing, these services can be purchased through the office. We do not permit for the area around and under your holiday home to be used for storage purposes, especially items which are made of combustible materials.

Pitch Alterations: Any changes made to the aesthetic of your pitch e.g. driveways, paths, fencing, sheds and patio areas must first be approved in writing by park management. Any unauthorised alterations may be asked to be removed. As standard, pitches are limited to one shed no larger than 6 x 4 feet and in keeping with the park colours. Sheds must be made from non-combustible material such as plastic. Washing lines are permitted but must be taken down after use and must be positioned within your pitch. 

Washers and Dryers: Washers and dryers are not permitted outside holiday homes due to noise concerns and fire risks, and to maintain park aesthetics.

Subcontractors on Park: If you plan to have any work done by external contractors, you must notify the park in writing at least 14 days in advance. In emergencies, please provide as much notice as possible. All contractors must provide the necessary documentation to confirm that the work done will be legally, safe and by insured professionals.

Prohibited Activities

You and any visitor using your holiday home must not:

  • engage in any criminal activity at the park or in its vicinity.
  • have any serious, violent or sexual offence unspent convictions and must declare this if you have been convicted during ownership of your holiday home on the park.
  • carry out any acts of vandalism or nuisance. Specifically, but not limited to;
    • The use of fireworks.
    • Possession of firearms or other weapons.
    • Use or possession of illegal drugs.
    • Conducting any trade or business.

Noise Control: Please be considerate of your neighbours by keeping noise levels to a minimum, especially between 10pm and 7am. From 10pm we require anyone using sound-generating equipment such as radios, TVs, or musical instruments, to turn these down as to not disturb others. We request no unnecessary noise after midnight. During social gatherings, please maintain a respectful noise level to help maintain a peaceful environment for everyone at the park. 

Privacy: Respect the privacy of other caravan holiday homeowners by being mindful of others’ personal space by avoiding encroaching on neighbouring pitches or lingering around other holiday homes.

Alcohol Consumption: Alcoholic drinks may only be consumed in the immediate vicinity of your Caravan unless otherwise specified by the park e.g. a park organised event.

Visitors and Occupancy: Your Caravan Holiday Home may only be used by you or your family members. Subletting is strictly prohibited. If a visitor is using your holiday home and you are not present, please inform reception of the names, car registration and length of stay of the visitor/s prior to their arrival.

Key Transfer: Arrangements for the transfer of caravan keys must be made between you and your visitors. The spare key held in the park office is for emergency use only and cannot be used for visitors using your holiday home.

Occupancy Limits: Do not exceed the number of people the Caravan is designed to accommodate.

Visitor Responsibility: You are responsible for ensuring that your visitors adhere to park rules. Make sure they are familiar with the operation of services such as gas, electricity, water, and appliances. 

Visitor Restrictions: No teenage or single-sex groups under the age of 25 are permitted. 

Generators: No generators are allowed.

Barbecues: Only gas or charcoal barbecues are permitted and must be above ground level to avoid damaging the grass. Make sure barbecues are fully extinguished and cooled before disposal. Strictly no fire pits or open fires permitted anywhere on the park. 

David Bellamy Conservation Scheme: Due to our involvement in this conservation programme, we do not allow hot tubs, large paddling pools, excessive artificial flowers or lighting, which can negatively impact wildlife and energy conservation. 

Paddling Pools: Small paddling pools up to 1m in diameter are permitted, for children’s use only. Children must be supervised by an adult at all times.  

Pets: All pets must be approved by park management, with certain breeds that may be considered dangerous or unsuitable, not being permitted. Please speak to the office if you have any concerns regarding the breed of dog you have. Dogs are required to be kept on a short lead at all times. Owners are responsible for cleaning up after their pets. To ensure everyone’s safety, children should not exercise pets unsupervised, and pets must not be washed in the communal toilet blocks. Please ensure pets do not create excessive or disruptive noise, as this will not be tolerated.

Vehicles: Only one vehicle is allowed per pitch, and vehicles must be parked in authorised spaces without obstructing the tarmac road.

Tailgating: Tailgating is prohibited. If you experience issues with access, contact the office for assistance. If you witness tailgating, report the vehicle details to the office immediately.

Parking: Only authorised vehicles are permitted to park on site. Parking on other pitch spaces must be approved by both the park management and the pitch owner. Parking on vacant plots is strictly prohibited without prior authorisation from the park team.

Commercial Vehicles: Commercial or sign-written vehicles must be parked in the north side car park, adjacent to the Prince William pub. Additional vehicles must be parked in the main car park. 

Prohibited Vehicles: No learner drivers, disused vehicles, or vehicles not taxed and insured for public road use are permitted on the park. Skateboards, hoverboards and electric scooters are not allowed. 

Vehicle Repairs: No vehicle repairs are to be conducted on the park, except in emergencies.

Highway Code: Please adhere to the highway code in the same way you would on public road. This includes securing children and pets safely in your vehicle while on park. Anyone driving under the influence of alcohol will be reported and will be considered as a serious breach of your License agreement. 

Speed Limit: A strict speed limit of 5 mph must be followed throughout the park.

Cyclists and Pedestrians: Ensure that pedestrians and cyclists are given priority throughout the park.

Vehicle Information: You must provide the park with your vehicle registration number and update us within seven days if there are any changes.

Fire Precautions: Fireworks, Chinese lanterns, and open fires are prohibited. Ensure charcoal/ashes from barbecues are cooled for 48 hours before disposal and placed in a non-combustible container.

Fire Equipment: All Holiday Homes must be fitted with a fire extinguisher, smoke alarm and carbon monoxide detector. 

In the Event of a Fire: Evacuate the holiday home, raise the alarm with the park manager, and call the fire brigade. Only use firefighting equipment if safe to do so.

Refuse Areas: Do not leave rubbish outside the designated refuse areas. Always ensure refuse bin lids are properly closed.

Prohibited Waste: No large appliances, fittings, or garden furniture or mattresses should be disposed of in the park refuse area. These should be taken to a local tip or disposed of via your home address.

Drainage System: No fat, cooking oils, wipes, or sanitary products should be disposed of in the sewage/drainage system.

Toilet Blocks: Please ensure that the toilet facilities are left clean and in the condition, you would like to find them. If you notice any maintenance or hygiene issues, kindly inform the office or night warden so we can address them promptly.

Laundry Rooms: Heavy-duty washing and pet bedding are not permitted in the communal laundry rooms. Please limit usage to towels, bed linen and clothing only.

Children and Refuse: Do not send children unattended, to the refuse areas with rubbish.

Supervision of Children: Ensure that children are supervised all times on the park for safety and consideration to others. Children must not play in toilet blocks or the laundry rooms. Ball games are prohibited unless in designated areas. 

Winterisation: To prevent potential flooding and damage, Holiday Homes must be drained down during absences in the colder months. Please note that caravan insurance companies typically do not cover burst pipe claims between October and March. Additionally, the park may apply charges in the event of a flood if water is not turned off or the holiday home is not properly drained down.

Site Fees and Utilities: Please ensure that site fees and utilities are paid promptly and in full. Consistent late payments will be considered a breach of your agreement and may result in admin fee charges. 

Power Outages: The park cannot be held responsible for damage or loss of goods following adverse weather our unplanned power outages. 

Admission Rights: We reserve the right to refuse admission to any persons, vehicles, or caravan holiday homes.

Prince William Bar & Grill

  • The adults’ bar is reserved for adults, but individuals aged 14 and over may enter if accompanied by an adult.
  • Only food and drinks purchased from the Prince William Bar & Grill may be consumed in the bar or its immediate vicinity.
  • Pets are welcome on the terrace of the Prince William Bar & Grill, but they must be kept on a lead at all times. Pets are not allowed inside the bar premises. Assistance dogs are permitted indoors, but staff may request documentation.
  • The Prince William Bar & Grill is an additional feature of the park and does not receive funding from holiday homeowner park fees.
  • Antisocial behaviour in the Prince William Bar & Grill is a breach of park behaviour agreements and may lead to a ban. Serious or repeated incidents could result in the termination of your licence agreement with the park.
  • Noise levels must be kept to a minimum when returning to your holiday home after 10pm, particularly for those using the pub.
  • Children are not allowed in the Prince William Bar & Grill unless accompanied by parents or guardians.
  • Children must vacate the Children’s Park by 9pm, and roaming freely around the park is prohibited after this time. The Children’s Park is closed from 9pm to 8am.
