The rules set out below are the park rules referred to in your Licence Agreement. They should be reviewed in conjunction with your Licence Agreement. By paying your annual site fees, you automatically accept and agree to abide by these park rules. Please be aware that a breach of these rules constitutes a breach of your Licence Agreement and may result in the termination of the Licence Agreement.

Purpose of Your Caravan/Motorhome

  • Your caravan/motorhome is intended for short breaks and holidays, not as a primary residence. Using it as your main residence would be a serious breach of the park’s planning and site licence.
  • As the park is not your permanent address, letters and post should not be delivered to the park and will be returned to sender. This also includes deliveries unless authorised by the office in advance.

Conduct

  • Please act in a polite and considerate manner towards park staff, fellow owners, and anyone else visiting, using, or working on the park.

Payment and Agreements

  • Payment of the pitch fee constitutes acceptance of the park rules.
  • Ensure site fees and utilities are paid promptly and in full. Consistent late payments may result in admin fee charges or termination of your licence agreement.

Insurance

  • Caravans and motorhomes used for seasonal touring must be insured at your own expense, covering standard property damage, loss, and public liability, with a minimum coverage of £2 million. Please submit your annual insurance renewal to the office within 14 days of the policy’s start date.

Maintenance

  • Keep your caravan/motorhome in good visual and structural condition, ensuring it remains safe and habitable. This includes maintaining all installations and appliances and undertaking all relevant safety checks.
  • Although we have a park maintenance team, help exceeding 15 minutes can be chargeable. You will be informed before any charges are applied.
  • Maintain a clean, tidy, and clutter-free area around your caravan/motorhome, including weeding, strimming, and gravel cleanliness. Failure to do so may result in the park carrying out pitch maintenance and a charge added to your account, you will be notified and given the opportunity to address any issues first. If you are unable to attend to pitch tidying or caravan washing, these services can be purchased through the office.

Pitch and Appearance

  • No alterations that affect the appearance of your pitch are allowed, including changes to paths, fencing, or driveways. A small bunker for storage is allowed only with prior authorisation from the office.
  • Pitches must be in keeping with the rural surroundings. Artificial plants and lighting should be kept to a minimum and considerate of neighbouring caravans/motorhomes.
  • You are welcome to leave your awning up all year round, but the park cannot be held responsible for any damages following adverse weather.
  • Rotary washing lines are permitted but must be taken down after use and must always be positioned within your pitch boundaries.
  • Awning Pegs must be kept within your pitch boundaries where possible. If your awning pegs are positioned outside of the boundary, we ask that you maintain the area around the pegs.
  • Small paddling pools up to 1m in diameter are permitted, for children’s use only. Children must be supervised by an adult at all times.

Barbecues and Fires

  • Gas or charcoal barbecues are permitted and must be above ground level to avoid damaging the grass. Barbecues must be fully extinguished and cooled before disposal. Strictly no fire pits or open fires are permitted anywhere on the park.

Pets

  • All pets must be approved by park management. Certain breeds considered dangerous or unsuitable may not be permitted. Speak to the office if you have concerns about your dog’s breed.
  • Dogs must be kept on a short lead at all times. Owners are responsible for cleaning up after their pets. Pets must not be washed in the communal toilet blocks and must not create excessive or disruptive noise.

  • No vehicle repairs are to be conducted on the park except in emergencies.
  • A strict speed limit of 5 mph must be followed throughout the park. Ensure pedestrians and cyclists are given priority. Provide the park with your vehicle registration number and update us within seven days if there are any changes.

Fire Safety

  • Fireworks, Chinese lanterns, and open fires are prohibited. Ensure charcoal/ashes from barbecues are cooled for 48 hours before disposal and placed in a non-combustible container.
